Comfortable sofas, drop leaf dining table - seating up to 6. TV, with Sky+, DVD and Video player, Wireless Broadband, CD player and Digital Radio.

Snug - Seagrass flooring, original fitted oak cupboard & shelves, Seating for 4, Feature fireplace. TV with Sky Freesat.

Breakfast Kitchen - High quality,custom made solid pine kitchen units with solid oak worksurfaces. AEG Fridge/Freezer, Electric "Classic" cream Aga, slate floor, Dishwasher, Microwave, food mixer & utensils. Antique pine breakfast table - seating up to 6.

Utility area with space for hanging wet walking gear and boots, washer and sink Toilet and Washbasin.

Double Bedroom (en-suite bathroom) A beautiful bedroom with window seat - overlooking Hartsop Valley - towards Kirkstone Pass. High quality linens and soft furnshings. Newly re-fitted bathroom with bath and shower over.

Twin / Queen sized Bedroom (en-suite bathroom) Garden / rockery views..Can be either twin or Queen sized bed, high quality linens and soft furnishings. Recently installed contemporary bathroom with hip bath and electric shower over.

Twin Room Located at the front of the cottage with window seat & valley views. Furnished in a cottage style with attention to detail and high quality soft furnishings.

Single Room With 4' bed: this "extra" bedroom gives added flexibility for parties of up to 6 or Infant in cot.

House Bathroom - recently re-fitted luxurious half tiled bathroom with separate shower - with watering can head and feature freestanding bath.

Outside: Off road parking for 2 vehicles (3rd space may be available on request). Front patio, planted with cottage flowers, rear garden - well maintained & established. Lawned garden, planted with shrubs and borders. Seating and barbeque areas (furniture provided). Rocky outcrops (Note: these are sharp and slippery - and it is not advisable for children to play on them!).

The cottage has double glazing and Oil Central heating throughout. All bedding and fuels are included. Please bring towels and tea towels. Cot, Highchair and Towels (1 hand towel and 1 bath sheet per person) available for hire.

The management, maintenance and care of the properties are carried out by ourselves and a local caretaker from the village.
